Home Surveys & Valuations Explained
RICS Home Survey LEVEL 2 with Valuation
A RICS Home survey Level Two, once named a Homebuyers survey, is suitable for properties of a conventional type and construction. The report has a straightforward layout which is concise being easy to read and understand. Within the report elements inspected are given with a condition rating; No Current Issues, Requiring attention in the next few years and Requiring urgent attention. The report is based on a visual ground level inspection of the exterior, and accessible/ visible areas of the interior, to also include reporting of the services, outbuildings and grounds. The Home survey Level Two report includes the surveyor’s opinion of the current market Valuation of the property and an estimated Building Reinstatement cost for insurance purposes. |
RICS Level 3 Home SurveyThe RICS Home Survey Level Three, once known as a Building Survey is the most detailed report available giving in-depth assessment of the construction and condition of the property. A Home Survey Level Three survey is suitable for older or non-traditional build property, those with extensive alterations/ extensions and those requiring works having been neglected in recent times. Within the report elements inspected are given with a condition rating; No Current Issues, Requiring attention in the next few years and Requiring urgent attention. The report is based on a visual ground level inspection of the exterior (with the aid of equipment such binoculars), and accessible/ visible areas of the interior, also reporting on the services, outbuildings and grounds. Investigation and reporting within a Home Survey Level Three are more extensive than those of a Home Survey Level Two, also providing information relating to energy matters, recommended repairs and further investigations, not included in a Home Survey Level Two. A Home Survey Level Three does not include a Valuation or estimated Building Reinstatement cost for insurance purposes, although subject to an additional fee this can be provided. Please note we do not provide costings for any recommended remedial works within our Home Surveys. |
